The 38-storey Mixed Use Residential / Office Building is a prominent tower in the downtown core of San Diego.

Located at the intersection of West Broadway and Union Street at the center of downtown San Diego adjacent to the San Diego Central Courthouse and the Hall of Justice, the 38-story Mixed Use Tower is a shining new residential and office tower.  The glass clad structure with V-shaped feature columns at the main entry was designed by architect Carrier Johnson + Culture and built by developer Holland Partner Group presented unique structural engineering challenges. Extensive and iterative planning and design was required in order to successfully achieve the various aspects of this distinctive tower.

Notable KOR Structural Solutions

  • The building integrates the desired mix for residential apartments as well as Office space and public and amenity spaces.
  • The residential apartments from levels 10 to 36 conform with the structural scheme and form the main portion of the tower.
  • Two story penthouse townhomes have been provided at level 35-36 with interconnecting stairs and open spaces.
  • Roof top amenity for the residences containing an outdoor pool and meeting spaces has been provided at level 37.
  • Further shared amenity for the office and residential space including a large outdoor courtyard has been provided at level 9.
  • The design of the raised pool deck at level 37 allowed for a the integration of a hidden structural outrigger beam system which was utilized to control lateral drift of the structure.
  • Large openings in the tower main core was provided by utilizing structural steel reinforced header beams.
  • The expanded Office podium levels 2 to 8 accommodate longer span post tensioned structural slabs with accommodations made for future interconnecting stairs.
  • The V-shaped feature columns and the main entry are 4 stories tall and have been designed to function as part of the lateral load resisting system for the building.
  • A five-level underground parking structure required excavation depths below the permanent ground water level requiring the basement structure and foundation to be tanked.
  • Office service spaces and loading dock facilities were integrated into the ground level and parking levels, maintaining tower structural integrity without the need for transfer structures
  • Earthquake instrumentation monitoring has also been provided by the California Strong Motion Instrumentation Program by the California Geological Survey.
